AS-BUILT SERVICES
Field measurement and documentation of the existing residence to create accurate as-built drawings reflecting current conditions. Services may include verification of floor plans, exterior elevations, roof configurations, door and window locations, ceiling heights, and major architectural features. Drawings are prepared for use in renovations, additions, interior design, permitting, and construction planning.
SCHEMATIC DESIGN SERVICES
Development of preliminary design concepts based on the client’s program, goals, budget, and project requirements. Services include space planning, conceptual floor plans, exterior design studies, and initial material and design direction. Preparation of architectural drawings and supporting documentation required for Homeowners Association (HOA) review and approval.
3D VISUALIZATION
Creation of three-dimensional digital models and photorealistic renderings to illustrate the proposed design intent. Services may include exterior and interior perspectives, material and color studies, lighting simulations, and presentation-quality images to assist with client review and design decision-making.
INTERIOR DESIGN
Development of interior design concepts that reflect the client’s functional requirements, aesthetic preferences, and project goals. Services may include space planning, finish and material selection, cabinetry and millwork design, lighting and plumbing fixture selection, color palettes, furniture layouts, and coordination with architectural and engineering disciplines. Design recommendations are presented through drawings, material boards, specifications, and visual presentations to support project implementation.
FURNISHING AND DECORATING
Selection and specification of furniture, area rugs, window treatments, artwork, accessories, decorative lighting, and styling elements to complement the overall design vision of the residence. Services include furniture layouts, product sourcing, finish and fabric selections, procurement recommendations, and coordination of furnishing installations to create a cohesive, functional, and aesthetically refined living environment.
CONSTRUCTION Observation
Periodic site visits during construction to observe the progress and quality of the work and to determine, in general, whether the construction is proceeding in accordance with the design intent and construction documents. Services may include responding to requests for information (RFIs), reviewing submittals and shop drawings, attending project meetings, documenting site observations, and assisting with clarification of design-related issues.
CONSTRUCTION DOCUMENTS
Preparation of comprehensive construction drawings and project documentation required for permitting, contractor pricing, and construction. Documents include plans, elevations, sections, details, schedules, and specifications necessary to communicate the approved design.
